The apartments is a project developed for Antonette Hotels and Apartments by Comart Technologies to provide short vacation experience to families and friends. It is located at Plots 111/113 Ngozika Estate, Phase 2, Awka, Anambra State.

Project Development Phases

A1 - Site Clearing

We started the project with site clearing. This phase is necessary to ensure a solid foundation. It involves a series of meticulously planned activities to prepare the construction site for subsequent development. 

Our experienced teams carefully cleared the designated area of any vegetation, including trees, bushes, and plants, to ensure we have a clean site for construction. 

The top layer of soil was systematically removed to expose the more compact and stable soil layers beneath for a stable foundation. The ground was carefully graded and leveled to achieve a uniform and even surface.

A2 - Soil test/Geotechnical survey

The Soil Test/Geotechnical Survey phase is necessary for understanding the unique characteristics of the site’s soil. This was done to help us design a robust foundation for long-term stability and structural integrity of the upcoming development.

Geotechnical engineers systematically collected soil samples from various depths across the construction site. These samples were sent for laboratory analysis to determine essential soil properties, such as shear strength, compressibility, and bearing capacity.

A3 - Setting Out

The Setting Out phase involves marking and positioning key reference points, ensuring that the subsequent construction aligns precisely with the intended design.

Our engineers established reference points based on the architectural drawings, to serve as the foundation for accurately positioning key elements of the construction.

A4 – Excavation

This is where the construction site begins to take shape. We created space for the foundation, and set the groundwork for the vertical growth of the upcoming structures.

Stringent safety measures are implemented throughout the excavation phase to protect workers and prevent accidents. This includes the installation of barriers, warning signs, and adherence to safety protocols.

A5 - Sub structural form work

This phase involves the careful construction of the formwork, to contain and shape the concrete that will form the substructure.

Before formwork installation begins, surveyors verified the accuracy of the foundation layout, ensuring that it aligns precisely with the architectural and engineering plans.

The formwork was designed based on the specific requirements of the foundation elements and was meticulously installed around the designated areas where concrete will be poured.

Structural steel reinforcement was strategically placed within the formwork to provide additional strength and support to the concrete structure. 

Additional reinforcement was carefully integrated into the formwork to create a robust foundation for the raft foundation.

The formation of the DPC (Damp Proof Course) was initiated within the formwork, to act as a barrier to prevent rising damp and moisture infiltration, enhancing the longevity of the structure.

Earthing systems were installed within the formwork to provide grounding for the structure. After installation, backfilling was done to surround the formwork and provide additional support to the foundation.

Hardcore material, often made of crushed stones or rubble, was placed within the formwork to provide a stable base. The concrete was then poured into the formwork, encapsulating the reinforcement and creating the solid substructure.

Throughout the formwork phase, rigorous quality assurance checks are conducted to verify the correct installation of formwork, proper reinforcement placement, and adherence to design specifications.

A6 – Super structure phase

Ground floor 

This phase involves the construction of the above-ground portions, bringing the architectural design to life. It began with the construction of the ground floor. 

Wood formwork was strategically installed to shape the concrete during the pouring process of the elevated portions and decks, to provide the mold for creating the desired structural components.

Structural reinforcement was placed within the formwork to enhance the strength and resilience of the superstructure. 

Plumbing and mechanical systems were integrated into the structure 

High-quality concrete is poured into the formwork, filling the mold and encapsulating the reinforcement to create sturdy and durable structural elements.

A7 - 1st floor deck

As the ground floor nears completion, attention turns to the construction of the first-floor deck. This involves the installation of formwork, reinforcement, and the subsequent concreting process to create a stable and robust platform.
